About the Mortgage Calculator

The Mortgage Calculator is a Financial tool on CalculatorNestX built for home buyers and refinancers who need a transparent payment and interest outlook before talking to a lender.

It focuses on the inputs that matter for this problem — Home price ($), Down payment, Down payment unit, Loan term (years), Interest rate (%), Start month, Start year, Property taxes, Property tax unit, Home insurance ($ / year), PMI insurance ($ / year), HOA fee ($ / month), Other costs ($ / year), and Extra monthly payment ($) — and returns labeled outputs you can check against the formulas on this page.

Results are estimates for planning and learning. They are not a substitute for licensed financial, medical, legal, or engineering advice.

How to use this calculator

Follow these steps on the Mortgage Calculator. Only the fields shown in the form are used — no hidden inputs are required for the published method.

Sample starting values on this page include: Home Price=400000, Down Payment=20, Down Payment Unit=percent, Term Years=30, Annual Rate=7.361.

  1. Open the Inputs panel and review each labeled field.
  2. 2. Enter a realistic value for “Home price ($)”.
  3. 3. Enter a realistic value for “Down payment”.
  4. 4. Enter a realistic value for “Down payment unit”.
  5. 5. Enter a realistic value for “Loan term (years)”.
  6. 6. Enter a realistic value for “Interest rate (%)”.
  7. 7. Enter a realistic value for “Start month”.
  8. 8. Enter a realistic value for “Start year”.
  9. 9. Enter a realistic value for “Property taxes”.
  10. Select Calculate to refresh the main result, breakdown table, and charts from your current inputs.
  11. Use Example to load a worked sample, or Reset fields to clear the form.
  12. Scroll to the tables and graphs below the result card for the schedule or visual explanation tied to this run.

Formula and calculation method

Money tools on CalculatorNestX use standard time-value relationships (PMT, FV, PV, compounding) unless a page notes a jurisdiction-specific rule.

Standard fixed-rate amortizing loan mathematics used by consumer education materials; lender fees and insurance may differ.

Formulas

  • Monthly rate r = annual_rate / 12 / 100.
  • P&I payment = P · r(1+r)^n / ((1+r)^n − 1) for r > 0; otherwise P / n.
  • Taxes / insurance / PMI / other = annual amount ÷ 12; HOA is monthly.

Assumptions

  • Fixed-rate amortizing mortgage with payments at month-end (same model as calculator.net).
  • Tax and cost rows are level monthly estimates; annual increases are not compounded in this view.

Worked example

This is an illustrative example only. It is not your live result — your outputs update only after you press Calculate with your own inputs.

Example inputs

  • Home Price: 400000
  • Down Payment: 20
  • Down Payment Unit: percent
  • Term Years: 30
  • Annual Rate: 7.361
  • Start Month: 10
  • Start Year: 2026
  • Property Tax: 1.2
  • Property Tax Unit: percent
  • Insurance Yearly: 1500
  • Pmi Yearly: 0
  • Hoa Monthly: 0
  • Other Costs Yearly: 4000
  • Extra Payment: 0

Load the sample with Example (or enter the values above), then press Calculate.

After Calculate, compare the payment or balance summary with the amortization or growth table — totals should reconcile within normal rounding.

Understanding your results

On the Mortgage Calculator, the headline result is the primary answer from the engine.

The schedule lists each period’s payment, principal, interest, and remaining balance. Yearly view sums payments within each year and shows the year-end balance.

Charts typically show principal versus interest and how the remaining balance declines over the term.

If something looks off, re-check units and required fields, then recalculate. Totals may differ by a few cents due to rounding on long schedules.

Frequently asked questions

It computes the outputs shown in the Results panel from the form fields on this page (including Home price ($), Down payment, Down payment unit, Loan term (years), and Interest rate (%)), then builds a matching breakdown table and chart from that same run.

Monthly rate r = annual_rate / 12 / 100. P&I payment = P · r(1+r)^n / ((1+r)^n − 1) for r > 0; otherwise P / n. Taxes / insurance / PMI / other = annual amount ÷ 12; HOA is monthly.

Long schedules round each row to cents. Final-payment adjustments and extra payments can shift the last period so the balance reaches zero without changing the published method.

Estimates only — not a lender quote. Closing costs and escrow variations may differ.

No. When you enter yearly tax or insurance, CalculatorNestX shows them as separate monthly amounts and adds them only into the total housing estimate — not into the amortizing P&I schedule. PMI, if modeled, is also separate from principal and interest.
